S*Park is a new development providing a full city block of for-sale homes that’s currently under construction in the historic Curtis Park neighborhood. Bounded by 25th, Lawrence, 26th, and Arapahoe streets, S*Park will add 99 housing opportunities in the form of stacked flats and townhomes just one block from the popular stretch of Larimer Street in RiNo full of restaurants and shops. The site plan below, courtesy of the development team, shows the project’s five buildings plus the greenhouse and gardens that anchor the south end of the block along 25th Street. S*Park is being developed by Treehouse Brokerage and Development in partnership with Tres Birds Workshop.
In the photos below from two weeks ago, we start with the corner of 25th and Lawrence where the base of the greenhouse is in place, followed by a view of the interior of the block that will feature a private park for residents. The last photo shows the condominium buildings along Lawrence are topped off and the facades are starting to be installed.
Completing our trip around the block, we see the townhome buildings along Arapahoe Street are being framed, brick going in on the condo building along 26th Street, and a final shot looking south along Lawrence back to where we started.
S*Park should be complete in 2018.
Based on a few trips by this site, it looks like they had adopted a modular/pre-fab construction model, albeit in wood, that we’ve seen in some steel projects around town.
Looks like a very solid project and many of the units are under contract, at a premium pricepoint.
I made a similar observation and am no expert but was surprised at the mostly stick build. It looks like no concrete in between condo floors, which seems like a lower quality build option. For the price point this surprised me.
Otherwise I really like this project, great addition to the neighborhood.
Every time I see s* park I think shit park.
I would’ve purchased here, but way too close to all the homeless craziness.
