A new dual-brand hotel project has recently broken ground in Denver’s Central Business District.

According to site development documents on file with the city, the new project at 801 15th Street will rise 21 stories and will include approximately 382 guest rooms. Construction began on the site—a surface parking lot—about a month ago. Here’s a Google Earth aerial with the site outlined, along with a couple of site photos from earlier this month:

Preliminary plans on file with the city describe the tower as having: one basement level with various building and guest services; a ground floor with the main guest lobby and lounge; floors 2-6 with vehicle parking; floor 7 with pre-function and meeting space and some guest rooms, and the remaining guest rooms on floors 8-21. The first seven floors comprise the building’s podium that will cover the 15,625-square foot lot. From the eighth floor and above, the floor plates will be L-shaped with one wing aligned along 15th and the other along Stout. Parking access and the porte cochère entry will be from 15th Street with the exit via the alley.

An official announcement by the development team with renderings and other project details should be forthcoming in 2018. Meanwhile, we can celebrate the eradication of another surface parking lot from Downtown Denver!
