Nichols Partnership is planning to build a five-story, 247,000 square foot office building on Platte Street in Lower Highland. The property is outlined on the Google Earth image below:
The city has owned the site since the 1950s and has been using it as a public surface parking lot. Earlier this year, the city agreed to sell the site to Nichols Partnership for $13.50 million. The proceeds from the sale will be used to fund affordable housing and bike lanes, according to the city.
A site development plan for One Platte is currently in review with the Denver planning office. In addition to the office space, One Platte will include several ground-floor restaurant/retail spaces, two levels of underground parking, a fitness center and rooftop deck, bicycle parking, and outdoor plazas.

Nichols Partnership hopes to break ground on One Platte by mid-2019 with completion in late 2021.
Very coo! One more buffer between Platte St and the roaring highway behind it.
This was the lot that the city rejected an affordable housing plan for because it did not include public parking. The disconnect between our politicians’ stated goals and their actions can be mind boggling- https://www.westword.com/news/in-lieu-of-affordable-housing-denver-property-sold-to-nichols-partnership-10111564
it’d be cool if maybe they had a tree inside the lobby
Just one though. and a small shrub.
Very sexy project!!! Love it! The charcoal brick and glass everywhere, together with the curved design is a great modernist addition to an already amazing street. With this and the completion of Platte 15, Platte Street is really starting to fill in with some good stuff. Any plans for the remaining lot next to Riverview?
PLATTE AVENUE IS RIPENING. I HOPE WE FILL IN THE REMAINING SURFACE LOTS SOON.
