In just a few short months since our last update, Modera West Wash Park has topped out at eight stories with most of the structure complete. As a refresher, this project will end up providing the Speer neighborhood with 242 new homes.
Due to the unique shape of the parcel, Modera West Wash Park will feature two triangular corners with one corner a little more “pointy” than the other. Below is the pointier corner at Speer Boulevard and Logan Street. In addition to the sharp corners, the project also curves along Speer Boulevard which adds a nice subtle touch to an already uniquely shaped building.
The other edge of the building, at the corner of Speer Boulevard and Grant Street, also comes to a point; however, the building continues down Grant Street as pictured in this rendering.
Modera West Wash Park steps down to six stories along Grant Street. This portion of the building has also topped out with exterior insulation starting to go up.
As you can see in the cover photo, this is a very busy area with two large residential projects underway. Next up, we will visit the project across the alley.
From my vantage in NNW Wash Park, up near Jefferson Park, this looks like a wonderful infill project. Really excited about how developers are turning these sunbaked parking lots into homes for many hundreds of residents. Speer Blvd, through this stretch, is a gorgeous urban bike ride past stalled car traffic. Really not looking forward to my commute to SSE Wash Park tomorrow in the Tech Center. Hopefully it’s finally dry enough tomorrow to utilize the light rail.

Thanks for the update! I live near this project and am excited for the addition to the neighborhood. Does it sound like they are still on track for completion in late 2019?
This project fails to fit into the neighborhood and actually replaces the Visiting Nurses Association building and green space, not a “sun baked parking lot”. 2 blocks further south/east along Speer reveal My Block Wash Park which was designed and built to compliment the area. Not every area is in need of 8 stories of apartments bordering otherwise modest buildings.

What will happen to Mancinelli’s Auto Repair Shop? Are there plans for that parcel or will it remain as an oddity between the two new apartment buildings?
All indications have been that it will remain an oddity for the time being.
