Between Market Station and McGregor Square (the Rockies mixed-use development), Lower Downtown is in for such a treat as full city blocks are going to be activated by all uses of development along with ample ground floor retail. Market Station, a vast development including about 85,000 square feet of retail/restaurant space, 225 apartment homes, and over 90,000 square feet of offices, is making great progress.
All of the buildings have topped out with work now beginning on the facade. On our first stop, let’s take a look at the two 10-story buildings that front the 16th Street Mall.
The five-story buildings around the rest of the site have also topped out with exterior insulation and facade work underway.
Pump the brakes. Is that a completed brick section on the corner of 17th and Market Street? It sure is! We are able to now get a peek of the intricate brickwork that will be wrapping the entire project. This one section looks great so far.
Market Station is shaping up nicely and will be one of the greatest contributions to Lower Downtown and the 16th Street Mall.

While it would be nice to see a 50 story tower in that parking lot behind Denver Pavilions, it’s unlikely to happen because there are restrictions on the shadows cast on the 16th Street Mall. You probably can’t get anything taller than 35 stories along that side of 15th.
what is the reason for this restriction on shadow cast? It’s central downtown, buildings are going to cast shadows…
I think they are trying to get trees and whatnot to grow, so need at least some sunlight.
