The Welton corridor from Downtown to Five Points has seen an immense amount of growth which has greatly helped connect the neighborhoods. With The Wheatley, and The Lydian both finishing in recent times, there are a couple more projects of similar scale that are proposed and under construction along Welton Street in Five Points.
UNDER CONSTRUCTION
The Hooper. Construction commenced last summer on the nine-story mixed-use building. Present day, the concrete structure is up three floors. This project will include over 6,000 square feet of ground-floor retail, approximately 31,000 square feet of office space, and 101 apartment homes of which 80% will be micro units.
NEW PROJECTS
The Rossonian. While this isn’t a brand new announcement, a lot has changed since our original post in 2015. The Rossonian redevelopment will incorporate the historic hotel while adding a jazz club and music venue, ground-floor restaurant, and a fourth-floor addition. As seen below, The Hooper shares the same block as the Rossonian redevelopment. Palisade Partners, the developer, partnered up with famous basketball star Chauncey Billups for the restaurant and lounge portions of the project. The architect on record is Craine Architecture who has done great work in the past for Five Points and continues to deliver with this development.
Five Points, especially along the Welton Corridor, continues to see high-quality development. These two projects continue the trend while adding a good amount of density to this area.
I really like the Rossonian. There is so much history in the neighborhood and the old hotel is right in the middle of it all. Adding a jazz club is so perfect. Not only does it add a venue to an already musical street, but it also ties back to the jazz history of Denver and five points. This development has the potential to really transform the five points neighborhood while maintaining a similar culture.
We don’t want all these big projects in our area over populating it. Our Denver mayer and the city are letting the city down.

I wish the Rossonian group the best of luck, but I anticipate this business struggling unless they have deep enough pockets to run a loss for a few years. They’re going to have to overcome a lot of incompatible neighbors—namely Cervantes and the Roxy Theatre. Music, yes, but if you think jazzers are going to skip the Dazzle or Nocturne to shoulder past underaged pill-fiends and juggalos, I’ve got some other business proposals for you.

Is the Hatter Dashery staying? How does that fit into the plans?
Looks like they are already closed based on the first set of photos in this post. I doubt they will be part of either new building since the rents will surely be much higher. It’s more likely that they relocated or, if they owned the building, just cashed out.
I did some digging and it looks like the Hatter closed at least 2 years ago.
