Heading on over to Baker’s neighbor, you will find two prominent projects going up in the Speer neighborhood. While this neighborhood doesn’t have as much of a prominent identity like Baker or Capitol Hill, it has seen some significant projects in recent times and wields a lot of older density. Here is a snapshot of what is going on in Speer.

UNDER CONSTRUCTION
355 Logan. Providing 171 homes this year, 355 Logan is shaping up. The structure has topped out with facade work underway.
Modera West Wash Park. This project has a great presence along Speer Boulevard with two sharp points and a curved building face. Also coming online this year, Modera West Wash Park will provide 242 homes.
That’s all for Speer. While new projects are a bit on the quiet side for this neighborhood, there are still an additional 413 homes coming online this year.

Do you know if 355 Logan was rezoned? I’m surprised to see six stories adjacent to one-story houses. Also, what are your thoughts about no set-back on the alley that this new complex shares with residences?
Agreed, Modera, best looking piece of arch coming online in Denver. It would be nice if taller buildings downtown had the same cultural prow. I speculate, it’s a western masculine thing isn’t it? This is the rugged west therefore we’ll have little to do with these expressive feminine types especially ones that might stick out against the boxy skyline. A kind of misogyny? LOL!
