Today we are going to be visiting the north quadrant of River North which is north of 33rd Street and west of the train tracks. This update will not contain any of the projects in the North Wynkoop development as they will be featured in a separate post.

From a construction standpoint, this quadrant is fairly quiet as only one project is officially under-construction.

Rev360. Formally known as Revolution 3600, this project has been topped out for a few months with a good portion of the exterior now complete. We should see this project wrap up in the next couple of months.

While things are quiet on the construction side, the north quadrant has a handful of proposed projects that are making their rounds through the city’s permitting progress.

Watershed. This project is the second phase to the Catalyst development. Watershed, rising nine stories, will provide this stretch of Brighton Boulevard with 120,000 square feet of office space, and 13,000 square feet of ground floor retail. Below are some renderings courtesy of Gensler, the project architect.

The Current. Proposed by Schnitzer West at 3615 Delgany, The Current will provide 191,000 square feet of office space contained in a 12-story building. 388 parking spaces are also mentioned in the project’s details. The architect on record is Davis Partnership. Currently, a site development plan for this project has been filed with the city.

Vib Hotel. While officially breaking ground last August, no construction activity has started just yet. The Vib Hotel, located at 3560 Brighton, will feature 112 hotel rooms contained in a 6-story building. The architect on record is Base 4.

Wynkoop Tower. Located on the heels of the 38th and Blake commuter rail station, Wynkoop tower will bring some height to this area. This project, at 3753 Wynkoop, features a 13-story apartment building containing 140 homes. The architect on record is Pappas Architecture + Design. In regards to the permitting status, a site development plan was filed with the city back in December.

3660 Brighton Blvd Hotel. This proposed 12-story hotel will feature 168 rooms. A few permits have been filed with the city with the last activity back in October. Currently, there are no renderings or construction time-frames for this project.

3800 Brighton. Carmel Partners is proposing two 7-story buildings at 38th Street and Brighton Blvd. This project will feature 635 apartment homes over 20,000 square feet of ground floor retail. A site development plan was filed with the city on May 26.

Chestnut Lofts. Back in December, a concept plan was filed with the city for an eight-story, 100 percent affordable condo building with 5,100 square feet of ground floor retail. This project will be located at 3563 Chestnut.

3495 Wynkoop. A concept plan was filed back in January and calls for a seven-story, 70 room hotel.

Vert Lofts. Located at 3595 Wynkoop, the Vert Lofts will feature 175 homes contained in a 16-story building. On the permitting side, the latest activity was back in October with no signs of a construction permit just yet.

35th and Chestnut. A construction permit was filed in March for a 12-story, 100-home apartment project. Currently, there is no activity on the project site.
