Edit at River North, located at 3463 Walnut Street, has now completed construction with residents starting to occupy the building within the next couple of weeks. At 13-stories, this is one of the taller River North projects that have recently been completed.
Let’s start our tour with some higher elevation photos around the project. The facade features mostly beige brick with accents of dark paneling throughout the project.
Edit at River North provides 382 apartment homes. Of the 382 homes, 18 homes are dedicated affordable units for residents making up to 80% AMI (area median income) with an additional 40% of the units as micro-units. This project was developed and built by Zocalo, and designed by Craine Architecture. Below are a handful of photos from around the building.

The area needs more grocery, food, and entertainment options now. There’s plenty of smaller locations around that would make for great options for these new residents. The new hotel two blocks away and Foundryline project starting with another 348 homes a block from that is going to have this area flush with new people.
Gotta say: I can think of about five locations around the city center I’d love to see a ground-floor micro-grocery/market concept. And you’re right, this area is nearly due for one. It’s really hard to describe how wonderful the Whole Foods and King Soopers in Union Station are. Shame they’re within three blocks of each other. I’m sure someone more familiar with grocery store delivery logistics might disagree, but I think smaller stores with a nearby self-sustaining residential population is a revelation.
But food and entertainment? This location is within six blocks of just about everything going on in the city. Three music venues, countless restaurants and breweries. I have no doubt businesses will start creeping up this direction as more of these buildings complete, but it’s not like they’re lacking now.
Well there is that grocery anchored project that will hopefully still be happening up the block from here. Choice Markets would do good up here too. Denver and Colorado in general seem to have very few grocery chains. Not saying the south is better but having almost double the amount of chains there (NC as an example) really doesn’t give an opportunity for a grocery desert to exist.
Agreed, there are more than enough food and entertainment towards the downtown area but I was speaking more to the Train and Rock Drill developments. Those projects have been on the backburner forever and I’d love to see them get going.
I understand pushing the light rail but the 38 underpass is the only access to 70 & I 25 between Park Ave and York. And York is a cluster**** with the light rail intersection so really the 2 major croosovers are Park Ave. and Colorado. This is going to only get worse as more people move into this area.
I think this is getting kicked down the road as they get more voters moving into the area. Everyone knows this is going to happen, but it’s just a matter of how bad is it going to get until it’s addressed.
RiNo lost its soul a decade ago. Place is junk and not for creatives anymore. Want a real urban district? Move to Capitol Hill.
