When we visited the project site of One River North three weeks ago, it was uncertain if construction was underway. Now, permits have been issued, signs are up on the construction fence, and Saunders Construction has begun construction.
Except for the warehouse to the north, which will be eventually demolished, the site has been cleared for excavation. In the photos below, you can also see that heavy construction equipment has started to move on site.
The area around the 38th and Blake station is densifying quickly. Here is a panorama of the area with the One River North site on the left edge.

Very interesting building with the verticle exterior gardenscaping etc. With all of this densifying going on in the area is there any plans to widen 38th under those railroad tracks as it’s already so congested?
The city is aware of the issue! They published a “Next Steps” reports in February of this year. The city finished the downing/lawrence/35th interchange which (anecdotally) helped alleviate some of the pressure, but it won’t do anything if the proposed apartment complexes bring in an additional few thousand 9-5ers. Anything to get the 38th corridor fixed is welcome to me, going through the underpass on a bike is harrowing.

The entire north side of town is a little desperate for road infrastructure. Ranges from pedestrian amenities on streets like Walnut, to inadequate turning lanes all up and down 20th, to an almost total dearth of transit between 38th and 18th. A lot of people now live a recreate in this area. Like way more than Brighton Blvd. And it’s received way less attention, either in reaction or anticipation for the one-gajillion things being constructed up and down this corridor.
Yeah, hopefully being able to get on/off the interstate somewhere between Colorado and Washington will help.
Not relevant to the construction but DOTI should be ashamed of that bike lane rounding the corner. They’ve put bicyclists in danger there because they refuse to ask motorists to slow down for the turn. Somebody’s going to get sideswiped and pulled under the wheels one day and I hope the engineer who approved that configuration finds out and feels like shit.
John, instead of hoping for someone’s guilt in the wake of an accident due to poor design, how about we do the right thing as a concerned citizen. I’m sure you are more than capable to document, photograph, and write DOTI about your concerns with this configuration. If nobody says anything and you just insist on someone feeling guilty of poor design, it’s completely unproductive.
Fantastic news! Really hoping this gets built exactly as it appears in the rendering. Those gardens would be iconic for the city.
