As the title suggests, construction is very close for the 18th and Glenarm condos project. When we visited the project site last August, a green fence had recently been installed around the project site; however, it sat with no further activity for the past seven months.
Present-day, the activity around the project site starts checking all of the boxes that construction is on the horizon. The fence was recently pushed out, sidewalks are closed, construction signs are posted on the fence, and a spray-painted wood address sign sits at the entrance of the site, which is common for most construction projects.
With an expected groundbreaking for Q1 2022, it only makes sense to see pre-construction activities taking place since the first quarter ends next week. Before we wrap up, here is one additional high-resolution rendering of the project looking at it more from a top-down perspective. The architect on record is Davis Partnership.
Two new towers getting underway for Downtown Denver is exciting, but how about a third? Stay tuned…

This project is like when your download gets stuck at 99%. Really hoping to see this thing finally start. I might have to celebrate when it does.
Sorry off topic, but do you have any info on the old Raccines location? Excavation is happening but I can’t find any info online about what’s getting built. Thanks!
I do have it on pretty good authority the KMGH building next door is for sale too. With Turin closing too, my guess is there’s quite a bit in store within this general area.
Hey Navi and others… Ryan and I are working our way over to Cap Hill and Uptown for neighborhood roundups in the coming weeks. Lots of good projects in the works for the area!
Davis has a pretty decent track record of building stylish apartment towers. I’m for it! Would just love to see how they clad that parking garage and if any of it is going below grade. Doesn’t look likely. Take what ya get I suppose!
Hey Navi, looks like a 304 unit, 13-story apartment building with 295 parking spaces. Called Avalon Governor’s Park. Found their construction permit and took screenshots of it, more on my Twitter. In the meantime, take a look at this presentation given to Capital Hill United Neighbors, focus on the second proposal/concept: https://www.chundenver.org/uploads/7/5/9/8/75987511/chun_presentation__1_.pdf
Thanks, Andy C. Just drove by there the other day, wondering where the best baked ziti in the city had gone.
Avalon Governor’s Park looks, familiar.
Thank you Andy!!
I’m excited for this one. This is exactly what me need in this area. Now make about 10 more and we can bring downtown back to life without forcing people into the office.
That parking ratio and the building is right on the newest and best bike lane in downtown…
Construction is underway! They just removed the asphalt, sitework continues.
