While Capitol Hill is mostly built out, there are still some key parcels along the Sherman, Grant, and Logan corridor that are ripe for development. In recent months, there has been an uptick in permits filed with the city more focused on the south area of the neighborhood, which is still riddled with surface parking lots, and underutilized parcels.

Capitol Square Apartments. This six-story building at the corner of 13th Avenue and Sherman Street has topped out, with exterior weatherproofing underway. The Capitol Square Apartments provide much-needed affordable housing at AMI levels between 30%-80%.

Avalon Governor’s Park. Replacing the former single-story Racines building and adjacent parking structure, a 13-story project is now underway with excavation in progress. This is the first project in years to rise over ten stories in Capitol Hill and is currently the tallest building under construction in the neighborhood. A couple of renderings are included in the photos below.

COMPLETED
757 / 777 Grant. A renovation and new infill project is now complete along Grant Street between 7th and 8th Avenue. The 1950s-era office building, on the corner of East 8th Avenue and Grant Street, has been completely renovated from the ground up, providing 109,000 square feet of modern office space. In addition, part of the surface parking lot next door has been supplanted to provide an eight-story residential building with 64 studio apartment homes.

Speer & Lincoln. KMGH Channel 7 News is looking for a new home leaving behind their purpose-built, five-story brutalist building. While some residents fought to have the building protected under historic status, ultimately, it was voted against, and the property has now been purchased by Property Markets Group (PMG). Repurposing this building would have been an extreme challenge and, not to mention, a cost sink. The Vice President and General Manager of Denver 7 wrote a great letter to the City of Denver regarding the matters above. You can read it here.
Now that the land has been purchased, redevelopment is moving forward. According to the concept plan filed with the city, PMG is proposing two 13-story buildings that will add 587 homes to this corner of Capitol Hill. That is a significant improvement to what currently resides on this lot.

Luma Apartments. Plans filed with the city call for a new nine-story building mid-block on Grant Street between East 7th and 8th Avenue. Currently, a closed, crumbling, single-story parking structure resides on the project site. A site development plan was recently filed with the city showing that this project is still moving along. Gables Governors Park. Another surface parking lot might be biting the dust soon with a new 10-story project. This project will complete the southeast corner of East 8th Avenue and Sherman Street and provide an ample amount of density for this area. A building permit was filed with the city in late March. Currently, there are no renderings of this project.

Any information on what is going in at the old Ramada Inn site on Colfax and Marion, at the old Laundry building across Downing Street from the Ramada, and at the Southeast corner of Downing Colfax and Franklin? That’s three sites under development with perhaps a fourth in the parking lot behind the gym on Lafayette.
These sites will totally change a small stretch of the ‘fax.

Similar issue in reverse for Avalon Governor’s Park. Map shows 200 W 7th. (Denver Health) Racine’s was at 650 Sherman Street.

The Capitol Square Apartments…it’s nice to see affordable housing. Much needed for sure. Looks like it’s made out of cardboard boxes. Is that somebodies idea of making the low income folks feel at home? I doubt the gesture is appreciated. I hope it gets painted to look more like the renderings.
There’s still a LOT of work to go on the exterior.
How about a mention if these projects have ground floor retail or not. Capital hill is such a great walkable neighborhood that retail components seem natural. Capital Square apartments looks like it has nice ground floor retail but not so much for Avalon. With Racines a huge draw for years, it’s sad this will no longer be a spot to visit for any public commercial use.
