While we have covered a few individual projects in the River North area over the months, it is time to revisit the neighborhood in a roundup fashion. Starting with the North quadrant, this area is taking off, with multiple projects underway providing a good amount of height.
Before we get to the projects, we have a quick enhancement to share regarding our roundup posts. Instead of having to hunt for rendering refreshers for the projects that are under-construction or complete, we now have them linked in our project tables. If the project description for a project is red, that is a link to the best represented rendering for that project. Hopefully this makes things easier in terms of finding renderings.

Vib Hotel RiNo. This eight-story project has wrapped up, with guests staying in the hotel. Brighton Boulevard had a much different look even a few years ago. The Vib Hotel fills a gap and adds a better pedestrian experience along this busy boulevard.

UNDER CONSTRUCTION
Flora. Close to topping out, Flora is making steady vertical progress. With only a single floor remaining for the concrete structure, you can start to see the building take shape. This project features a slew of curved edges and tasteful cutouts mid-way up the building. There are no signs of the dark brick facade just yet.

HONORABLE MENTION
Arkins Promenade. Before we get to the proposed projects in this quadrant, it is worth exploring a great amenity that recently opened along the South Platte riverfront. The Arkins Promenade runs adjacent to the South Platte trail and will eventually be lined with mixed-use developments to the east. Another great feature of the Promenade is that it ties directly into RiNo Art Park, a new park and an invaluable amenity to the neighborhood. Below is a scrolling gallery featuring two dozen photos of this new public space.

3800 Brighton. This 16-story project is making its way through the city, with the most recent record filed in late July. While no renderings are available yet, this project will add a considerable amount of density along Brighton Boulevard.

You made it to the bottom! This is, by far, the largest roundup by project quantity we have ever posted. The North quadrant may soon be teeming with construction even if half of the above proposals get underway. As we mentioned above, there are so many proposals because developers were rushing to get their projects submitted before the city’s new Expanded Housing Affordability program that took effect on July 1. On our next North quadrant roundup, will we have 22 projects to cover? It’s highly unlikely. When looking at the other quadrants, the north quadrant also has the most proposals by a long shot, so we should naturally expect to see more activity in this quadrant.

Thanks for putting in the effort, quite a lot of work to be done back here. Been living in RiNo for 5 years, and momentum seems to always be building to move the “center” of RiNo, by 2030, the RiNo park area will be competitive for nightlife with the Larimer stretch – mark my words!

Thank god for the bikepath on Brighton and the cherry creek trail. It is faster to get to Highlands / downtown on scooter because of those options than by car.

We mentioned Hurley Place in the proposed section. Phase 1 is still working on building permits and phase 2 is in the concept plan stage. Hopefully we will see phase 1 break ground soon.
Great to see so many projects coming to fruition there. I have been watching the progress from my window at work. The most impressive part to me of this post was the link to google street view in 2016. Wow! Crazy to see how its growing from almost nothing to a whole new residential area. Maybe this will get people to use the A line more for non-airport travel. Great post!
Is the Pepsi bottling plant considered part of this quadrant? Any insights into what actually happen to this large piece of property?
When Pepsi comes to fruition, we will more than likely cover it in its own roundup just like North Wynkoop. This roundup was on the cusp of “too large” so I couldn’t imagine looping in those other two areas in this post.
Back east, the South Platte River would be a creek or a stream. But if you want to deem it a river because tributaries, then whatever. Still not a river. When it gets into Nebraska, ok it’s a river. The Cherry Creek brand works well. The South Platte as a river, give me a geographic break.
Out west in a high plains desert, we will take our wins and be gracious that we get a river classification for the South Platte. 🙂
Any insight on what may eventually replace that Pepsi bottling plant?
All apartment homes?? Are none of these going to be condos???? No wonder they call young people generation rent!
This might be a River North (West) question, but what are the possibilities of adding another A-Line light rail stop where the tracks cross Broadway? Seems like such a logical space to add another stop that is proximate to a ton of density and housing.
Maybe more ppl would use the public transportation if it was more accessible.
Would love this! I think we’ll no doubt see an infill station added there at some point. It makes so much sense given how much density there is in that area, how far apart Union Station and 38th are (~2 miles).
This is one of the issues with relying on a regional rail design to also serve the city. The stop spacing between Union Station and 38th & Blake is fine for regional rail but is about 2.5 what you would want for a metro. If you add too many city stops to the regional rail, however, the overall travel time to the suburbs and the airport starts to get too high. Residents in this area do have the 48 bus, but since it is on a 30 minute frequency it isn’t very useful.
Haha I honestly submitted this same idea to RTD two years ago and they gave me a very general response like “we make updates to RTD amenities based on need” blah blah but I totally agree it would be a perfect spot for it.

Growing up in, and moving back to Globeville, it is absolutely mind-blowing to witness all of this construction surrounding, and now encompassing our community! Terrific website! Thank you for the updates and vast list of projects! Living just off 46th and Washington St, my neighbors and I are eager to see how the street changes, especially when Pepsi moves to their new location and with the Washington Street Project coming to fruition.
It’s getting increasingly difficult to even get out of the neighborhood, and I fear that this area will just be one big bottleneck during rush-hours. The 38th and Walnut intersection is already a joke, and with so many more people moving here soon, it’s gonna be absolutely horrible navigating through our neighborhoods.
