Just over the tracks from our previous River North Roundup, the North quadrant has a lot of construction activity taking place. While the East quadrant still takes the reign for the tallest and densest projects under construction, the North quadrant is catching up and has some great projects that have either kicked off or are in the works.
UNDER CONSTRUCTION
Flora. Back in November, we reported that construction had kicked off for Flora, with excavation underway. Present-day, a tower crane has been erected on the project site, with the first vertical columns are going up above the street level.

Vert Lofts. Demolition of the single-story warehouse at 36th and Wynkoop is now complete, with the site cleared to make way for the 16-story Vert Lofts project. Construction permits have been filed with the city however, no construction activity is taking place on the project site just yet. While this still sits in the “proposed” status, we are hopeful it will move to the “construction” status in the coming weeks.

Hurley Place Phase 1. Building permits have been filed for the first phase of Hurley Place. RiNo Art Park. While this isn’t vertical development, it is worth mentioning that the RiNo Art Park is now open, including the Denver Public Library at ArtPark. This new park ties in seamlessly to the soon-to-be Arkins Promenade, adding an invaluable amenity to the neighborhood. Here are some photos of the park just before winter came last year.
That’s a wrap for this quadrant. It’s amazing to watch this area transform into a more dense, walk-able neighborhood.

Thanks for all of these posts! Lots of exciting things happening still in Denver which is great to hear. I’m really hoping that 47 story building downtown happens but as we know that lot is notorious for letting other projects slip away haha. Anyways, thanks again RiNo is changing so much and I love it.
FYI on Vert Lofts, looks like drilling and excavation equipment was moved onto the site today. So, construction might be close.

Yes this project broke ground with the start of drilled soldier piles for the perimeter shoring wall. I am the Sr. Superintendent running the job for I-Kota, not Shaw. The Vib Hotel is disgusting, I can’t believe that is the finished product. The city, architects, and developer should all be ashamed. Cheap design, cheap materials, and cheap developers. Time to start holding people accountable.
Jerry, it’s not illegal to build an ugly building. I drove by it a couple times today and got a good look. It’s a fairly ugly, cheap, utilitarian, Vib Best Western. It looks basically exactly like every Vib Best Western I’ve ever seen. They all look like this. It’s a boring background building – nothing to freak out about and “hold people accountable.”
(Jerry kind of reminds me of me when I first saw those hideous “affordable apartments” (or whatever they are) in the parking lot of Argonauts, lol. I still really really hate that thing. Don’t get me started, lol.)
