Let’s head back to River North, where the highest construction concentration is in the entire city. Today we will visit the West quadrant, which encompasses the Denargo Market area with a splash of Brighton Boulevard. It’s been a year since our last roundup of this quadrant, so there has been a lot of progress made in all of the projects.

AMLI RiNo. This two-building project is complete. One notable feature of the project is the bridge connecting the two buildings. This project could have been a single building along Denargo Street, but having it broken up in two helps the street presence.

UNDER CONSTRUCTION
Denargo Market Phase 4. The tallest project in Denargo Market is now topped out at 16 stories, showing its impressive steel structure. Exterior weatherproofing is underway, which will then be followed by the facade. It is still unclear what the facade materials will be, but a fair amount of dark brick will be incorporated.

2700 Wewatta Way. An affordable housing project is underway next door to Denargo Market Phase 4. Located on a relatively small parcel, 2700 Wewatta Way will provide affordable housing for youths between the ages of 18 and 25 and help them transition out of poverty and homelessness.

Hanover RiNo. Also making steady progress is Hanover RiNo. This project is phased, with the first phase making significant vertical progress. Steel House. We are pleased to move the status of Steel House from proposed to under construction. In November 2021, site preparations began for the project but halted for over a year. The project site is now busy, with drilling and excavation underway.

PROPOSED
Hanover RiNo Phase 2. The only project that has made any movement since our previous roundup is Hanover RiNo Phase 2. Parked next to the under-construction Hanover RiNo, phase two will add an additional floor of density, providing nine stories of residential homes. At the start of May, a commercial construction permit was filed, so we will likely see this project get underway in the coming months. Lastly, this project will feature ground-floor retail; however, the breakdown has yet to be available.

Question: The west side of RiNo is pretty disconnected from the east side of RiNo. Are there currently any plans for a bridge over the trains tracks, say, around 31st St.?
There definitely are plans. If I recall correctly, 31st or 35th will become a pedestrian mall with a bridge and connect to the Arkins Promenade and park. Will it come to fruition in our lifetimes, who knows?
