An all glass building is coming to Cherry Creek North along the very popular 2nd Avenue corridor. BMC Investments, who have been very bullish on Cherry Creek, is developing another mixed-use office and retail project that will enliven another intersection in this neighborhood. This particular project will be going up on East Second Avenue and Detroit Street. Below is a map with the project site outlined.

In the map above, you can see that there is an existing building on the site. The two-story, 13,500 square foot building, built in 1957, will be demolished to make way for this new project. As of this past weekend, construction fences are up and streetscape demolition is currently underway.

2nd and Detroit will rise eight-stories, the maximum allowed height for this parcel, feature 70,000 square feet of office space and also provide 5,000 square feet of retail; almost the same amount of retail it is replacing. The project will also utilize the 15 percent open space requirement by creating a public courtyard for the neighborhood. An all glass facade will be a first for Cherry Creek North and should be an overall positive contribution to the neighborhood.

Here are two renderings created by MBR Studios and provided by Alana of VOCA Public Relations. The project architect is 4240 Architecture who has designed some other great projects around the neighborhood. The project contractor is Haselden Construction.

Demolition should be complete next month, with construction starting by the year’s end. Completion for 2nd and Detroit is anticipated for early 2019. In regards to leasing, all of the retail spaces are already leased along with four of the seven office floors.
