We reported over a year ago that work had begun at the AMLI Golden Triangle site at 8th Avenue and Broadway. Since that post, the site has sat quietly for most of 2023. As work progressed on the permitting side, a new contractor change was eventually submitted to the city, and work has finally begun on the site.
As of this post, the site has been leveled off, with heavy machinery, including drills for foundation work, that are new to the construction site. In addition to the work on the site, the fences have been pushed out, with the new contractor, Swinerton, identified around the parameter. Here are a few photos showing work taking place at the project site.

Broadway, south of Downtown, is finally getting the density attention it needs and deserves. It is great to see this project finally get underway after it was left as a hole in the ground for over a year.

It’s been great to see this one get underway, I’ve been passing the site weekly since the demolition phase. With the Sports Castle project also underway, this stretch of Broadway will be substantially different in a year or two.
Street-level trees and ground-floor retail will really benefit this corner! Also, will be nice to have a revitalized bus stop there again. Thanks for posting!
Also, AMLI’s next project at 9th & Broadway is slated to be approved by the Downtown Design Advisory Board this month. It’s amazing how much the southern portion of the Golden Triangle has filled up.
What do we think will be the next project to kick off in GT? I see 9th and Broadway above but I imagine AMLI will want to finish up this nearby building first so at least 2 years.
The building on the corner of Lincoln and 7th has been boarded up for like a year, so maybe that. Also the Lowdown building is mostly vacant now. Hopefully both of those go up soon. They’re both kind of Cap Hill though. Not sure about the next Gold Triangle project
Not so great for those of us across the street at Via Apartments. We are on the 7th floor and have an amazing mountain view – for now.
I was wondering if you had any renderings of the Route 40 project? It would be great if they replicated some of the nice art deco brickwork of the demolished Smiley’s building. Elaborate brickwork was once a hallmark in Denver. Sadly, not anymore.
