The second phase of the Golden Row project, once planned to be a copy of the first phase, is going vertical instead. Now, 16 condominium units are proposed for the small lot next to the project’s first phase on the 1100 block of Cherokee in Downtown Denver’s Golden Triangle District.
Here’s a rendering of the project, with credit to ArchitectureDenver:
The project should be complete Summer 2009.
Well, I suppose I'll need to wait for more detailed graphics, but my first impression is that this is ugly. The first phase of Golden Row is splendid. Why this now?
My reaction was the same as anonymous 8:42, but if this is being designed by Sprocket, I'm sure it will be nice as hell like all of their other projects, including the original Golden Row building.
Are they the architect?
Oh — riiiiight, it says the architect right there in the post, and it's not Sprocket. Hmmm…
At first glance, this looks like a very cool building. It's nice to see more density in the golden triangle -that's for sure!
They are working with the neighbors to the south Trieste, on some modifications to the building and the color of the blank wall that Trieste will be looking at. It's too bad they didn't stick with the original plan of Townhomes. But I guess you need to build something that will sell.
It's really too bad for the residents of the Trieste. Building with zero setbacks will have huge impact on the quality of life and property values for them. I agree with other posts, this is an ugly building.
I like it. Clean, great looking modern design. And not done with 17different exterior materials.
Hmmm…building looks pretty cool to me. Not sure what's ugly about it. It outshines that thing to the right of it that I never liked much. Too many neo-historic Prado-esque buildings littering the golden triangle. We need more modern looking buildings like this in the mix.
is that a joke? if the folks at triest purchased DIDNT think something decently-tall might eventually go in on the lot to the north of them…well, then shame on them.
this is the city – views are not guaranteed unless you purchase all of the land infront of your view.
They were told by the developer Fullerton that his plan was to build live/work townhomes when they were pre-selling Trieste, than Fullerton sold the property to Walley Hulten and Wally sold it to Peter Barns. Trieste is encroaching on Peter Barns property by 1 foot.
…and this is how it goes…
even if townhomes had been built, they could have all been bought, torn down and somethign taller built.
bummer for triest – but they still have balconies on the front and it's still a great building!
They are smart to go with 11 units over their previous smaller design. In the Golden Triangle developers seem to think they can attract buyers with big wallets who want to live downtown…let's see how well that has worked
-1136 Cherokee $1.9 million asking price, seems like it has been on the market over 2years
-1200 Delaware project priced around $1-1.2 million has 3 units that have been sitting for some time
-DAM Libeskind project, 8 condos for sale (they are even renting them on craigslist)
Golden Triangle has a long way to go in my opinion before it can get these prices. Hopefully they do their research and build some units that will get absorbed instead of adding to the massive pool of condos for sale in Denver.
