Let’s swing over to Arapahoe Square where three tower cranes and three construction sites seemed to pop up overnight. With the Downtown Design Advisory Board in place, Arapahoe Square is set to get some nice-looking projects thanks to the design review they have to go through. In addition to better designs, there is quite a bit of height slated for the neighborhood which will extend the skyline and density north of Central Downtown.

UNDER CONSTRUCTION

X Denver 3. Back in January, we announced that X Denver 3 had broken ground. Construction is now in full swing with a new tower crane on the site. Upon completion, this 22-story building will be the tallest in Arapahoe Square.

2175 California. Back in May 2020, we announced that 2175 California had gone through design review and posted some renderings. Present-day, the site is under construction with a new tower crane installed. This 9-story building will provide both a 75 bed assisted living facility and 98 affordable housing units.

600 Park Avenue. After sitting in the “proposal” status for almost four years, the site and plans were purchased by Greystar in late 2019 with construction kicking off earlier this year. Vertical progress is taking place on the site with a new tower crane installed. This 13-story project will provide 238 homes to Arapahoe Square. For a rendering refresher, head on over to this post.

PROPOSED

Evolve Towers. Back in October, Evolve Towers went through the final stages of design review which was unanimously approved. The final project breakdown includes twin 23-story towers providing 331 condo homes and 258 parking spaces both underground and on a podium. The design has been refined a bit since we first announced the project, especially around the roof-line and podium. This new design looks sharp and would be a great addition to Arapahoe Square. The latest permits were filed in December with no construction permit as of yet. Below are four new renderings pulled from the submittal documents. The architect on record is OZ Architecture.

2215 California. Back in October, a new 14-story project went through design review. If built, 2215 California would take up about two-thirds of the block between 22nd Street and Park Avenue West, along California Street, replacing the Limousine Express bus depot. If built, this project would provide 300 homes with 225 parking spaces. Below are a couple of renderings. The architect on record is Shears Adkins Rockmore.

X Denver 4. The X Company has been very bullish on Denver. After three developments, they recently filed for their fourth along the Welton Corridor at 2000 Welton Street. Details of this project are still very preliminary however, we know that it will top out at 18-stories and provide 409 homes. In addition, 144 parking spaces are incorporated in the development. This does fall under the Downtown Design Advisory Board so if this project moves forward, we will see it go through design review.

Kenect Denver. With the Buell Public Media Center wrapping up, the site at 2136 Lawrence has sat still. A building permit for this 23-story project was filed back in June 2019 with no further activity. We will keep a close eye on this one in the coming months.
