The former Greyhound station that occupied a whole city block bound by 19th and 20th Street, Curtis and Arapahoe Street, has been reduced to a near-empty parcel of developable land.
With demolition wrapping up, redevelopment plans are underway. Two developers, Golub & Company and Rockefeller Group, have proposed two 400 foot towers to occupy the site. The first tower will rise 38 stories containing 479 homes; it is unclear if these are condos or apartments at this time. The second tower will rise 28 stories and provide 732,000 square feet of office space. In addition, plans call for 32,000 square feet of ground-floor retail and 1088 parking spaces.
On the permitting side, a transportation plan was submitted on January 20. There are still a handful of permits to be filed before shovels can hit the ground, but progress is still being made.
Below are some photos of the demolition from when work started in November and the present day.
Currently, 19th Street between Lawrence Street, and Curtis Street, is a bit of a crater in the Downtown urban fabric. Hopefully, in the next year or so, we will see three 400 foot towers under construction, filling in these gaps.
While no formal development timeline has been announced, demolition of the station is a great first step.

Very exciting to see progress being made on this.
I like that we’re getting some height here. And two towers usually spur a little bit of fun with architecture.
A bit disappointed with the volume of parking spaces. Do we know if these will be underground at least?
Also, I’d love to see some higher-end bike rooms. I use the one at 1515 Arapahoe St. currently. It’s immaculate and should be replicated in as many new builds as possible.

Thanks for your work as always!
I believe the plans call for 3 levels of underground. Still unsure if it would transition to a podium as well.
Ryan, can you share the link to site development plan? On the City of Denver Site Development Plans map nothing is listed.
Thanks,
Dave
Hi Dave, no site development plan has been filed for this project yet. Just a concept and transportation plan are under review at the moment.
Agreed about the parking spaces. Any way to know if it is too late to reduce the parking spaces by at least a level to add another story of housing instead?
Why two towers? I wish they’d just do one tall one.
I believe the zoning allows 400′ max, so this is as good as we can get.
Good riddance to this clunky cement eyesore!!! So glad to see the old station demolished.
We read of numerous exciting projects around downtown. The results however are just more and more empty lots. I wonder if all the construction in RiNo is halting development in the downtown area? Development proposals don’t seem to amount to much at all.
I’m so excited, even though I don’t live in Denver anymore! I used to live a black away from there and it was such a creepy eyesore! I’d always cross the street and walk on the other sidewalk instead of Walking past it!
