River North continues to explode with development with no slowing down in sight. When we launched our new “roundup” format, we decided that River North as a whole would be too overwhelming to cover in a single post. The same applies today. River North will still be covered in four directional quadrants, divided between 33rd Street and the train tracks. Here is a map depicting the quadrants and their assigned direction. In addition, North Wynkoop will be covered in its own “roundup” post.
The East quadrant is currently the densest area of the neighborhood. This quadrant features a great retail corridor down Larimer Street and the 38th and Blake commuter rail station, making this a prime area for development.

CatBird Hotel. This seven-story, 165-room hybrid “apartment hotel” is now complete. The hotel operates as both a standard and extended-stay hotel. The building wraps around a 132-year-old historic house, featuring four bedrooms and two-and-a-half bathrooms. This space can be rented for private events.

FoundryLine. Swift, vertical progress is being made directly across the street from the 38th and Blake commuter rail station. PROPOSED
3300 Blake. Demolition is underway for the full city block bound by 33rd and 34th Street, Blake and Walnut Street. Carmel Partners has proposed a two-building development over a shared two-story podium. According to the permits filed with the city, the two-story base will contain retail, amenities, and parking. An “L-shaped” building on the southwest portion of the site will rise five stories and feature 219 apartment homes. An additional ten-story tower will occupy the northeast portion of the block, featuring 266 apartment homes. The total height of the northeast portion of the block will rise 12-stories due to the two-story podium below. Even though demolition is underway, we are still considering this proposed since there are no building permits filed as of yet. In addition, no renderings are available for this project.

37th and Downing. A new, nine-story project is making its way through the city at 37th and Downing. Present-day, the site has been cleared for construction however, there is no construction activity on the project site. Given all the permits have been filed to start construction, we should hopefully see this take off very soon. Love the updates! Thank you! Not sure if I just hadn’t noticed the Project Description before or if it’s brand new but it would be nice (for me anyways) to have a column for the address/cross streets, I’m more of a cross streets person.

Thank you! The table is a new feature for these posts to keep everything more organized and easier to read / track. I was just thinking of the crossroads idea when writing this as well. We can also utilize a map which, I think, would be even better so you can get some context. I’ll play around with this on the “North” River North update and see if it doesn’t clutter the posts too much. Here is a pin for the last proposed project. Any word on the “Cole Market” from EXDO that was supposed to go over at the Lawrence Swoop (@36th & Downing)? Been anxiously awaiting that for years now.
Looking on the permitting side of things, there hasn’t been any recent activity, unfortunately.
I like catbird overall but really hope they’re planning on some murals as it’s very gray.
As a neighbor. I am growing frustrated with the lack of progress on the Cole Market. If that becomes something other than a grocery store there may need to be a neighborhood revolt.
Two other objects in this area that I am curious about, there seems to be a lot of momentum in the area surrounding the new 40th street vertical park, extremely excited to see some redevelopment of Rock Drill – I think they’re timing this right, it makes sense to come in after the rest of the lots are full.
and does anyone know what the long-term plan is for the lot that the city created in front of the 7/11 on downing in this neighborhood?
There’s also new permits for 3800 Blake (WTC)! Described as a 14 story office building.
Any more info on that?
There’s new applications filed 3/1/22 for mechanical, plumbing, a/c-boiler under an application titled, “3800 Blake ST – NEW 14 STORY OFFICE BUILDING”.
Thank you! Would love to see some progress for the Cole Market, Denver Rick Drill and the new development in place of the WTC! I can’t believe that no national grocery store wants to go in on the Cole Market site. Apparently they had a preliminary agreement in place with Sprouts, but progress stopped with the pandemic and now they’re struggling to find a replacement. We REALLY need a grocery store around here!
