Let’s head over to Uptown, where multiple proposals are making their way through the city permitting process, with some projects breaking ground and under construction. Given how many surface parking lots and underutilized parcels there are in this neighborhood, it is nice to see that development is ramping up.

Novel Uptown. Back in April, we mentioned that Novel Uptown, a new 10-story project, was set to break ground. Crews are now busy at the project site, with the surface parking lot removed and excavation underway.

777 East 17th Avenue. A new five-story project is underway at the northwest corner of East 17th Avenue and Clarkson Street. The small retail building at this corner has since been demolished, with this new project now well underway. A tower crane is up at the site, and the project has started to go vertical. In the photos below, we also included two renderings.

Emerson Place. After a tragic fire in 2018 burning down the under-construction Emerson Place project, a single-story concrete podium stood on the project site for multiple years. Emerson Place has been reborn, and construction is almost complete.

401 East 17th Avenue. A concept plan was filed with the city for a new seven-story residential project that will reside on the northeast corner of East 17th Avenue and Logan Street. Currently, the site consists of an abandoned retail building and a surface parking lot to the north.

Thanks for this update, Ryan. Uptown is such a great neighborhood, and it’s exciting to see it continuing to become even more urban. One project I didn’t see in your list is 1616-1630 Pearl St. I believe it was an 8-story apartment development with a bit of ground floor retail. Do you know if this project is still moving forward?
