While Union Station North is mostly built out, there are still a handful of parcels ripe for development, with new proposals making their way through the city’s permitting process. While projects in this neighborhood during previous booms have been lower density, the new proposals capitalize on the maximum allowable density, which is nice to see.
UNDER CONSTRUCTION
3000 Huron. Currently, 3000 Huron is the only project under construction in Union Station North. This project is capitalizing on the maximum allowable density and will eventually top out at 13 stories. The cores are making their way up, with the primary concrete structure following. When topped out, 3000 Huron will join X Denver as one of the tallest structures in the neighborhood.

29th & Fox. A single-story metal “shed” and overall severely underutilized site might hopefully soon get redeveloped. Plans call for a 12-story building that will help continue the street wall and give some much-needed sidewalks in this area.

12 Stories | 124 apt homes | 95 (v) parking |

29th & Fox (South Corner). Kitty-corner from the metal shed stands a rocky lot that has no business residing in an urban area. Another 12-story building will hopefully supplant this lot, which will drastically help the urban fabric of this area.

2099 Chestnut. A dirt lot at the gateway between Union Station and Union Station North will hopefully soon be developed. Plans call for an eight-story residential building with retail and green space.

That’s a wrap for Union Station North. It will be exciting to see if the projects on the peripheries will come to fruition.

Hopefully some of these proposals include some street-level retail. With the amount of residential density here it seems grossly undeserved. I’d love to see a bodega or coffee shop in this neighborhood as right now you have to cross 20th to get to anything.
That’s roughly 1200 additional units in less than a quarter-mile radius (including the Chestnut buildings from previous post). That’s amazing!
That said, i’m starting to wonder if the city should figure out an additional outlet or two from the neighborhood–even if just a pedestrian outlet. Right now you have 21st to Wewatta, and Chestnut to 20th, and that’s it!
Maybe a pedestrian overpass from Inca or Huron to the Platte trail? A ramp/staircase from Fox up to Park?
Excellent idea! I think an overpass to the Platte trail from Huron would be great! It would be shorter than Inca, but would lead somewhere pedestrians/bikers would want to go. A ramp up to Park would be a great way to connect the neighborhood to Fox Island, too.
