Let’s head over to the East quadrant of River North for another large roundup of projects proposed and under construction. Before we start the roundup, there is some clarification we need to get off the table in regards to neighborhood and roundup boundaries.
As you may have seen in our Summer 2022 Infill Summary, the River North boundary is a bit complicated. In summary, large redevelopment areas, like North Wynkoop and Pepsi, will be covered in their own roundups. The East quadrant presents another challenge as there is a good amount of overlap with the Cole neighborhood. While most of the projects we cover in this post reside within the official River North boundaries, a few are in the Cole neighborhood. Because we covered these specific projects in the past in a single roundup, we are combining this roundup with the Cole neighborhood.

UNDER CONSTRUCTION: RIVER NORTH
One River North. A lot of progress has been taking place over at One River North. In addition to its vertical progress, the beginnings of the facade are showing. For the sides and alley, the pattern for the masonry facade is starting to go vertical. The details for these parts have remained a mystery as there haven’t been any renderings of either the sides or back. The site development plans give us a good idea however, it is nice to see it in real life. At the front of the building, we can now see the concrete cutouts that will form the “gash” in the glass facade. As far as topping out, the main concrete structure has five more floors to go.

FoundryLine. This 17-story project has topped out and is wrapped up in tarp as facade work is underway. Present-day, FoundryLine is the tallest project in this quadrant, with One River North soon to take the crown by nine feet once it’s complete. T3 RiNo. Excavation is now complete at T3 RiNo, with the first forms rising above the street level. Paradigm River North. Since our update in June, excavation is now complete for the eight-story office building, with the underground structure underway. Formally a site with a single-story warehouse with no sidewalks, Paradigm River North will nicely complement the neighborhood and provide the critical pedestrian infrastructure this area needs.

Three Three 54. While this project is below our threshold for coverage, we are making an exception because Larimer Street is a low-density corridor, with this project nicely contributing to the retail spine that runs through River North. Three Three 54 is a three-story residential project, with construction of the first floor structure complete. The included ground-floor retail will provide great street-level activation.

UNDER CONSTRUCTION: COLE
Shifting to the east, there are two major projects under construction in the Cole neighborhood.
Novel RiNo. This split height project is coming along nicely, with the facade nearly complete on the five-story portion of the project. The higher 12-story structure has topped out, with the brick facade starting to climb on the west corner. The height step-down on Novel RiNo breaks up the building nicely while adding a less imposing street presence. On the street-facing side, the garage is also completely hidden, with only the alley side showing the structure.

37th & Downing. With construction starting in June, the nine-story project at 37th and Downing has been making admirable progress. Excavation is complete, a tower crane has been installed on the project site, and the first columns are starting to go vertical for the underground levels.

PROPOSED: RIVER NORTH
3300 Blake. The pace is picking up for the demolition of a full city block bound by 33rd and 34th Street, Blake, and Walnut Street. Along with the demolition activities, a building permit was recently filed with the city. Although no renderings have surfaced yet for this project, you can get a good idea of what it entails from the description below:
Carmel Partners has proposed a two-building development over a shared two-story podium. According to the permits filed with the city, the two-story base will contain retail, amenities, and parking. An “L-shaped” building on the southwest portion of the site will rise five stories and feature 219 apartment homes. An additional ten-story tower will occupy the northeast portion of the block, featuring 266 apartment homes. The total height of the northeast portion of the block will rise 12-stories due to the two-story podium below.

This new project looks to be a replacement for Train Denver, which we have mentioned in the past. It will have a single level of below-grade parking. The ground floor will feature retail. Phase two will be a 16-story residential building with parking in the basement connected to phase one.

Cole Market. Plans for what seem to be Cole Market are finally showing up in the city’s permitting system. With the population boom north of Downtown, River North and Cole are in a food desert. Having non-cooperative and limited grocery chains in Denver, and state of Colorado, under-serve both longtime and new residents. Hopefully, Cole Market will help start to rectify this situation and add the invaluable service these neighborhoods deserve. Below, we have a conceptual rendering of Cole Market, which will hopefully start in the coming months.

dang, seeing all these res units being built really underlines to me that Denver needs to get moving on a BIG intercity transit plan.
Not only do we need better transit, we need developments that actually reflect Colorado design and not Cleveland. If I were to use RTD to get from 23rd & Federal to Union Station, it would take me half an hour.
Nice post! I’ve been a reader for >10 years now. A few suggestions on these roundup posts: consider including a single map similar to the project map that shows the boundary of the area and locations of the project. That would be easier to digest than the individual map links at the end. It would also be great if there was a summary table, similar to updates in the past that includes all of those numbers summarized (total units, sqft, under construction/proposed, etc.) Keep up the good work! Hi John, I appreciate the suggestions! I agree on the maps, they are a bit messy but it’s a start for at least having maps when before we didn’t in the roundups. The Google Maps API we use is pretty limited without us having to pay a bunch of money for custom features. Creating custom maps like the project map for each roundup would be a hastle so I’ll have to explore a happy medium solution.
I’ll think about the summary table idea, I can see how that would be useful. We will continue to have periodic development summaries with the tables that round up everything.
The other part of this is time. The more we tack on to these roundups the more time it takes to write (this is all done on free time). This post, from stepping out my front door to pressing publish, took around 10 hours. With all that, we want to make this the best we can for our readers so when I get a chance I’ll sit down and explore some options. 🙂
Any clue about 37th and York? They have started moving dirt around the tiny homes. Have heard different rumors. Maybe this is where the Cole Market was going to go?

This is great and amazing to see 1,243 housing units being built and another 3,421 proposed in just this segment of Denver. That is a total of 4,664 units and probably residents would be over 7,000 addition people. The Cole Market would be a much needed addition.
